Understanding Tax Lien Sales in Maryland

In Maryland, each County and Baltimore City maintains the tax accounts for real property located within its jurisdiction. If you have not received your property tax bill by July, it's crucial to contact your County’s “Collector of Tax,” typically found in the treasury or finance office.

Property Tax Due Dates

Your property taxes are due without interest as of July 1 each year. Taxes become overdue on October 1, and interest begins to accrue from that date. The Tax Sale Process

Notification and Advertisement

Thirty days before the property is advertised for tax sale, the Collector sends a statement to the last known owner. This notice includes the owner's name, amount of taxes due, and a statement warning of the impending sale if taxes are not paid.

Public Notice

After the thirty-day period, the property is advertised in one or more newspapers for four consecutive weeks, detailing the sale date, time, place, and property description.

Certificate of Sale

About six months post-sale, the Collector issues a certificate of sale to the purchaser. This certificate includes sale details, the bid amount, and the annual interest rate for redemption. The certificate is void after two years unless the purchaser initiates foreclosure proceedings.

Redemption Process

Homeowners can redeem their property by paying the required amount to the Collector of Taxes. The redemption amount includes the unpaid taxes, interest, and any applicable fees. If redemption occurs within four months of the sale, the purchaser cannot claim reimbursement for expenses. After four months, additional fees may apply. In case of disputes, the amount necessary for redemption can be fixed by a court order.

During the redemption period, homeowners can remain in possession of their property and exercise all ownership rights until the redemption right is foreclosed.

If there is any dispute regarding the redemption amount, you may apply to the court to fix the amount necessary for redemption. During this period, the Collector cannot accept money or process the redemption until a certified copy of the court order fixing the amount is filed with the Collector.
